That area is in my view so run down, that I can not see anyone developing one small part of it.  It needs someone to buy the whole area, flatten the same and then develop from there, in my view.

As a matter of fact, Pattaya is quiet; it is not deserted and there are people around.  When I am taking a photograph of something, I generally wait until any people in the scene have cleared; thus the photographs perhaps exaggerate the lack of people.  Appologies for this.

Empty bars & restaurants. Reminds me of "low season" when I lived in ski towns back in the 1970s. Depressing. 🙁

Mini Siam is located on Sukhumvit, near to Bangkok Pattaya Hospital and a Macdonalds.  Admission is 300 baht.  The entrance area is undergoing refurbishment.  It was a photographers paradice - ie just myself.  I completed two circuits of the places the first using the standard 28-70 mm lens and the second using a 100 - 400 telephoto lens.  I took a Bolt Car however it is easy to get there by baht bus to Sukhumvit and then one of the white baht buses on Sukhimvit.  Not perhaps everyone's cup of tea, however I am sure Thai Girls will love it as a selfie opportunity.

300 baht - I would have willingly paid more for the opportunity to have the place to myself.

Very true; I think some of the replicated 'old' buildings do not show the effect of weathering and sandblast type damage; the remplicated modern ones do.
