When I did get a response from an agent in HH one set up two appointments to view that never happened, one was cancelled, the second he didn't show up for Myself and others got places on Facebook market place. a good pal of mine got his current and previous houses riding around Thai neighbourhoods on his bike, and looking for adverts on posts/outside of properties. Maybe your partner's family would have some ideas? Here in Bangkok I did find an agent that was actually responding but all the properties he wanted to show me had really high rents. Again in Bangkok Facebook market place got me a fantastic condo. Good luck 1 1
Lemondropkid Posted February 25 Posted February 25 To illustrate my point, this is what I get when I go to facebook marketplace and zoom in on the DM area. The numbers are available properties. the 248 is where the airport is. Some will be old adverts, some bullshit, many of the them will be in Thai. Go for the properties with line ID's and contact them that way, or get your partner to if they are in Thai. I got multliple viewing this way and the an excellent condo in the end. 3

When I came over for my first 6 month stay in 2017, I emailed half a dozen agents the week before I came, asking about properties on their website and my requirements. Those that did reply were doom and gloom... not available, now high season, everywhere full, nothing available, you'll be lucky, sort of stuff. Made me quite depressed. My plan always had been to book a hotel for a few days, and to go look, so I stuck to this. When I arrived, I continued my email conversation with the same agents, but with a "I am in town now, and can move tomorrow". Surprisingly the same agents who had nothing but doom and gloom a week before had lots available. Me and my notepad viewed 17 condos that first day *, and I chose one and moved in the following day, but into a Condo rented through the jurisdic office at the development, not an agent. * don't... I was jetlagged and brain dead, and should have stopped and chosen after 5!! 2 1

And yes, they still exist, although a couple have changed location of offices. The online agents were effectively a middle man and a waste of space, imo. Since then I've always rented through the jurisdic office of the building, easy if any maintenance needs doing, no problem checking in or out, and always got my full deposit back. The problem with many agents, even the big name ones, are that they don't actually know what is available at that instance. Owners can put their condo up with any number of agents. The agents all put the condo on their website, and so you see the same place 10, 12, 15 times when looking online. When you visit a condo in person the agent gets the key from the juristic office. On my first trip I was shown the same condo by 3 different agents. Unfortunately when agent a let's a condo, the owner often forgets to tell agents b to k, and so when you enquire about a particular place agent g hasn't got a clue as to whether it is still available, and has to contact the owner first.... 4 1 4

Thanks for that mate. I think the likes of some of these online agencies are a complete waste of time. They inflate or mistake the costs of rentals massively. Plus, they cannot be contacted. DD property, Hipflat and more are a waste of time.

I was on the ground from January 23rd for a month but did not get the chance to view many properties. My wife, bless her, spent most of the time helping out her son's girlfriend in actually buying a property. What a fucking comedy that was! 1.8 million baht was the price for a 2 bedroom place in Don Mueang. And then she wanted to rent it to me and the TW.... 9000 baht per month. Cheeky bugger. Shithole. The hilarious thing for me was that the Thai bank would only stump up 1.3 million baht towards the mortgage which is understandable but the daughter in law so to speak was left with 500k baht to find. Seemed a shock for her but they know how everything works right? No advice offered by me for fear of retribution. I kept silent. Next step for the daughter in law was a phone call to her mum in Sweden for the 500k. Job done and the next morning was spent on 25 pieces of paper trying to forge her mother's signature for the banks consideration. It worked! Job done and she now owns a house. Unfuckingbelieveable! 1 1

Seemed a shock for her but they know how everything works right? I had heard from a reliable source that Thai banks had become very reluctant in the past 12 months to loan property. A friend has multiple that they rent/sell. He had buyers several times dropping out as the Thai bank wouldn't advance the money. I don't know the underlying reason for the banks lending becoming more conservative though. Chatting to one of the girls in the Nana Beergarden last night she was sharing with a mate for 7k per month for the condo on Rama IV. She showed me some pictures, huge pieces of concrete have crumbled away on the outsides. 20 minutes on a bike from Nana though so she was happy. Now that was a shithole- on a lovely soi though😃 3

Nice one, the property rentals map on Facebook Marketplace can be very finicky to navigate- I found it best to use my laptop. At the point you are driling into individual Soi's you will get some small frustrations of properties on the wrong Soi, or wrong area completely. I then harvested all the one's with a Line ID and then investigated the Soi day and evening. A key part of this process is stopping for coffee, breakfast, lunch & dinner and beer whenever you can find it😜. If you are going to be living there these things are vital !! Narrow it down to contender's, go back online and check for more updates/new properties, then start arrange viewings for the weekend. Happy hunting🙂 3
