  1. Just submitted my TM30.

    Not sure if I did everything correct. Best is if you watch the tutorial vid.

    First one must register at:

    https://tm30.immigration.go.th/tm30/#/external/security/register/reg-web

    Then one can login to submit the TM30.

    The login page is something like https://tm30.immigration.go.th/tm30api/loginExternal.jsp?

    It is redirecting to a similar address.

    There are different options: you submit the TM30 for 1 person by clicking "+add" or several at once by "import EXCEL". The Excel file must have been prepared first, of course. Download the example, change the names and other data and save it.

    After submitting the information, there seems to be no possibility to print anything, so I made a screen shot with my phone after clicking on the address (I have registered several rental properties together with my house) and "search". At the bottom of the page the status of the TM30 appears (inform status: "informed").

    When I went to register a stay for me I could not enter anything in the address field. Maybe I needed to fill out everything else first. Anyway could you please let us know how you go completing your TM30 when you come back to Thailand.

    Just now the web page is under maintenance, so cannot tell you exactly, but I believe after logging in there was was an add- button where the address then must be filled. When filling in, watch out for the correct spelling, there is an auto fill function that makes suggestions, for example type "chon" and it gives the Thai name of Chonburi and the English name and you must select this. The English name is Chon Buried ( two words), if you type "Chonburi" there will be no match and the system will not accept it.

  3. Went one time with the wife, it was 2009. 

    I think we had a good time, maybe because we were so much in love (about 1.5 years together at that time).

    Though it didn't make that much of impression to us, as we never bothered going back, even when friends or the inlaws were visiting several times. There are better places to go.

    Regarding @tommy dee " as to parking coach traffic, the coach park is on the railway road behind it and not really in front." Yes, parking was behind but many if not all busses unloaded their passengers on Sukhumvit which caused many times all except one of the lanes being blocked by busses. Maybe some didn't bother to park in the back. Could have been better organized....as so many things in Thailand.

  4. Anybody got a good link to watch F1 FOC? I usually use Kodi wtih the Sport HD add-on today but all streams in the live events and alternative live events gave an error message. Strange. Not so familiar with Kodi, maybe have to do something different.

    I then used the following link on the web which usually works with an ok picture quality but sometimes a lot of buffering which is annoying:

    Housing prices in villages in your area have always been a tad lower than in the north of Huay Yai which is probably because it is only 10.4 km from the Bliss to BigC South Pattaya compared to  15.8 km from your place.

    Land prices it is the other way round, probably because of vicinity of Silver Lake, Khao Chi Chan and so on.

    I advertised my studio for rent in View Talay 5 the same time as this house. I got always messages from facebook how often it had been viewed. The house ad had been view 5 times more often than the studio ad. The house itself had been visited by more than 20 buyers. Looks like there are many buyers out there. 

    Another house in the Bliss 2 changed hands recently. It was advertised for 5.7 mil but had only 66 TW. Don't know the actual selling price.

    I didn't, had only one viewing and that was a single guy who wanted to spend less. So, no commission for me and back to Sangsom instead of Johnnie Black.

    Today there were 2 bidders and it was sold for 5.7 mil.

    I did my extension with Maneerat a couple of month ago and they took my pic in a bank branch nearby. 

  9. The only thing I fear is getting suffocated. If my nose is blocked, I cannot sleep. Watching a movie where somebody is getting pulled underwater, I hold my breath and get nervous. 

    Mrs. CO is screaming when she sees a caterpillar in the garden. Even a picture is making her scared as hell. Unbelievable, she sees them from 10 m distance while I stand infront of the bush, trying to find them as I have to deal with them.

    I bought it for the Mrs 5 or so years ago when she was a GF that I wanted to have a little better place to live. This is not a high end condo and may be worth 1 Million. We currently have a down payment in from a couple of German guys, but I suspect that may go South. If that does indeed happen, I would be willing to pay 3% just to get the place off of the books.

     

    I have no problem splitting the commission. She can use my pics.

    I believe the purchase price of the house including the built-in furniture was around 5.5-6 mio. That was 7 years ago. The owner added the covered Thai kitchen and some other stuff. Inflation would increase the value, on the other hand everything is now not new anymore. 

    The owner had some months ago an offer of 6.9 but wanted 7.2. Should have taken it.

    There were recently offers for 5 and 5.5 rejected. Was thinking myself to offer 5.5 but on one hand I don't have all the cash on hand and on the other hand the price is not THAT low that I could make a quick buck flipping it. 

    A bit further up the road is the third project of the developer ,called Serene Place. There was a quicksale 2 years ago for 4.5 for a similar sized house/land. I wanted to buy it but Mrs. CO didn't like the mobile communication antenna behind the house and the direction of the bedroom was not good. 🙃
