Very nice Tony, that sandwash could be a problem if mines anything to go by, mines been down 11 years and i was cleaning it once a year with a jetwash and then i realised the jetwash was removing the material so had to stop, now it looks dirty and awful. I'm thinking of putting down small gravel on top.

Bingo, if i'd had my time again we'd be living in Hua Hin but then maybe wifey would'nt be so happy lol I've always lived/worked by the sea and really do miss it (Southampton, Bournemouth, Plymouth, Torquay)

I used to maintain a very nice garden and lawn in the UK but i just find it too damn hot here in Thailand, i leave it to wifey and she's doing a great job taking care on a daily basis, i do get a team in once a month to do the donkey work.

Point taken but you can get the 0 visa prior to arriving in Thailand (i did 12 years ago) and then convert to a retirement extension after arrival. The real point of my post was to ask how could you provide evidence of 65K transfers when you have'nt been living here as would have been the case for me and no doubt anyone now wishing to do the income route on first arrival.

As an aside to this thread what happens to a NEW retirement extension application for a farang who has just arrived in Thailand, how does he show 12 months bank transfers of 65K when he has'nt been living here ?

But surely TW are crediting your Thai bank account with the dosh every month, all that is needed is a Thai bank statement/letter showing 12 monthly credit transfers for the minimum amount 40/65K and thats exactly what my IO here in Korat have told me to supply for next years extension, they also state that the transfer dates should be the same each month give or take a few days.
